What an EICR
actually says.

Landlords need one every five years and most people are handed a document they cannot read. It is a condition report on the fixed wiring, and every fault on it carries one of four codes. That is the whole thing.

A report with no C1 and no C2 is a pass. That is the sentence to look for, and it is on the front page.

C1
Danger present. Somebody could be hurt today. We make it safe before we leave, and it goes on the report either way.
C2
Potentially dangerous. Not live right now, but it will be. A C2 fails the report and has to be put right.
C3
Improvement recommended. Does not fail. You can leave it. Anyone telling you a C3 must be fixed is selling you something.
FI
Further investigation. We could not see enough to judge it, usually a buried cable. Needs a second look, not a rewire.
